204 AS IT HAPPENS:
July 26: After months of exhaustive searching for the PERFECT 3 Bedroom vacation spot at Windsor Hills, Mike Derenthal from Derenthal Realty Group locates unit 204, the seemingly perfect unit with over 1,400 sq ft, the largest Condo unit at Windsor Hills. Derenthal calls Dave Robinson with the news. This is a brand new unit, never lived in before. 204 had been listed previously for $325,000. The story of 204 begins.
July 27 Late afternoon: Dave Robinson along with Property Expert and friend John Cline drive from Cocoa Beach (Where they are vacationing together with families for a week) to meet Derenthal and tour 204 for the first time (see pictures above). Cline rates the property high, loves the layout, thinks that it will be perfect for guests, even better and bigger than 302 and 402. Dave agrees and writes a contract on 204, gives it to Derenthal to take to the seller.
July 28: Seller of 204 AGREES to our purchase price, signs contract. DEAL!
August 1: Brian Lorch, Wellington Financial Group Sends loan documentation to Robinson Properties. 204 is OFFICIALLY "under Contract" and we expect to close within the month.
August 2: Plans are made for all new furniture delivery, to take place week of Labor Day, 2007. Our target is that the first guest will be able to check in Saturday 9/8/07, if not earlier.
August 3: Property Inspection is completed. We await the RESULTS of the inspection report. We had already identified a few minor items we want to bring up to our standards, since this place is brand new and no one has ever lived in it. Once we can see the report next week, we will then decide how to proceed to rectify those issues.
August 7: Inspection report delivered to us. Six Issues are identified to bring the Unit up to 100% condition. We move to correct the issues prior to closing. Also today, Loan APPROVAL is received. The appraisal is taking place today.
August 10: Appraisal comes back from the appraiser. All checks out well. The unit has good valuation and the neighborhood comps are solid.
August 11: All Bed Linens and towels are purchased, Shower Curtain. Patti is leaning toward a QUEEN in Master, Two TWINS in Bedroom 2, and a FULL SIZE BED in Bedroom 3. Sofa will be same as Unit 402, a SLEEPER. So Unit 204 will have the capability to sleep 8 comfortably.
August 13: During the inspection, to be doubly safe as we do on all units, we also had a MOLD INSPECTION done. This is to check if there is any mold in the air or anywhere inside the Condo. We are happy to report that unit 204 has passed the Mold test and is MOLD-FREE, so no allergy problems in 204.
August 14: Beds are ordered. Master will have QUEEN, 2nd Bedroom will have TWO TWINS and the 3rd bedroom will have a FULL SIZE bed. They are scheduled for delivery August 29. We have ordered upgraded mattresses same way we did in 402. Life is too short to have a bad mattress!
Also August 14, we ordered PHONE SERVICE and DSL HIGH SPEED INTERNET for 204. The Phone service has UNLIMITED Long Distance to USA and CANADA, and we will again be using Cordless 5.8 GHZ Hand Telephones in the unit, with the base in the Kitchen for max coverage out to the balcony and everywhere inside the unit. The Internet ordered is 1.5 Mbps High Speed DSL service. Both phone and internet will be turned on Wednesday August 29, and the Modem itself is being shipped to our house so I will do the installation personally on August 30th when I arrive in Orlando. Close date will be ON or BEFORE August 28, we have asked for an early close date. We will also be using a broadband wireless-G router for the internet so you will be able to access the internet either WIRED, or WIRELESS - your choice. Bring your laptop to 204!
Things are moving ON PLAN with 204 as of this moment. Next we must assign electric and finish ordering the furniture.
The airline tickets for the flight from Chicago to Orlando to build out 204 and install everything have been purchased. Right now we are scheduled to arrive in Orlando on 8/30 and will work through the weekend to get 204 ready for guests. We also will install the Lockbox at the front door, and fully equip the unit with all towels, linens, kitchen appliances and silverware, cups, glasses, plates, etc. at that time.
August 15: All artwork for the walls of 204 is ordered. Much like 402, this unit 204 will feature a Disney theme, with framed Disney artwork throughout the unit. The artwork is shipped to our Managers house in Orlando, Donna Craven. These will be prepped and framed for our installation on 8/30.
August 16: Patti orders all furniture for 204. Living Room, Dining Room, all lamps, etc. Furniture delivery date is Wednesday 8/29. The deliveries will be received at the unit by Donna, since we do not arrive at 204 until 8/30. The DSL Modem arrives at our house in Illinois. The plan is to carry the DSL and Router in our carry-on baggage for installation while we are there over Labor Day Weekend. This is the same thing we did on all previous units.
August 17: We receive approval for an EARLY CLOSE from the lender and the title company, which we had requested. Close date is now moved UP to 8/24/07. We will close where we closed on all previous properties: At the In-Supermarket branch of Chase Bank near our house. (We can't break the string of success now)!
August 21: Patti purchases all bedding and ships out UPS to Local Manager Donna Craven. Donna reports having received all artwork that was direct shipped to her house a week ago.
August 22: Mike Derenthal makes the final "walk through" of the property in the early afternoon to be sure all is in order, all minor repairs are completed, and we are ready to close. 204 checks out PERFECTLY and we are now GO for closing.
August 23: Received final closing documents in the overnight mail. We will close on 204 TOMORROW, 8/24/07, and overnight the package back for counter signature at that time.
August 24, 9AM CDT: 204 CLOSES; NOW OWNED BY US! PLEASE CELEBRATE WITH US!
August 28: Property expert John Cline flies from Pittsburgh to Orlando, picks up rental car and makes his way to 204. Unit checks out 100% and ready for furniture delivery. John leaves 204 and heads to a friends house in Orlando for the night.
August 29: John Cline arrives 7AM local time and begins work on 204. He also oversees furniture delivery into 204. The new furniture arrives at 11AM. All furniture is delivered into the unit, including Couches, tables, dining room set and beds/bedroom sets for all 3 bedrooms. 204 is beginning to take shape. John beams back the very first pictures of 204... grainy and distorted cell phone images of how each room looks.... but they look fantastic.
August 30, 5:30PM THURSDAY: Dave Robinson Arrives in Orlando from Chicago, gets rental van. Meets up with John at the store and shopping begins immediately. Work continues back at the Condo until 2AM.
August 31 FRIDAY: 4 hours of sleep and the day starts again at 6AM- we are on limited time. Daniel Robinson (Age 15) catches his very first SOLO FLIGHT and lands in Orlando to help with the weekend build out. Picked up at 11PM by John & Dave at Orlando International Airport. Build out continues, working until 3AM
September 1, SATURDAY: 204 build out continues. Matters get complicated when by mistake we LOCK OURSELVES OUT of 204 at 2PM. We call locksmith, get back in. Work all day and up until 4AM, collapse for a few hours of sleep and start again early Sunday morning. We are living on coffee, and a bag of stale oreo cookies that Daniel bought last night. No time to stop.
September 2, SUNDAY: It's 24/7 work to get 204 ready to go. More shopping, fixing final issues and problems in the unit. First guest arrives in 3 days. 204 nears completion.
September 3, MONDAY: Pictures are taken of 204. Daniel and Dave Robinson catch flight home that evening.
September 4, TUESDAY: 204 sits empty for ONE NIGHT. Donna Craven, manager, checks the unit and does final cleaning and sanitization to prepare it.
September 5, WEDNESDAY: First guests of 204 CHECK IN SUCCESSFULLY. A couple from Washington, DC are first to stay overnight in the unit on opening day. 204 is born.
And that, my friends, is the story of 204. Our Labor Day baby has been born.
